Gas safety records are issued following a gas safety check. These annual inspections are an important way of checking whether a gas appliance/flue is working safely. Only a Gas Safe registered engineer can carry out these checks.
The HSE has set out very clear and helpful guidelines on exactly who requires a gas safety record. Whether you’re a landlord, student, tenant or homeowner it’s important to know what is required when it comes to gas safety.

Landlords & Letting Agents :
Landlords are under a legal obligation to ensure a gas safety check is carried out every 12 months. If a letting agent manages a property then they might manage and arrange a gas safety check. Either way the law requires a gas safety check takes place every 12 months and only by a Gas Safe registered engineer.
Tenants & Students :
If you are a tenant or student then your landlord has a legal obligation to ensure a gas safety check takes place every 12 months. Your landlord must provide you with a copy of the record before you move into the property. If you’re already living in the property then the landlord must provide a copy of the record within 28 days of the check taking place.
Homeowners :
Whilst there is no legal obligation for homeowners to have a gas safety check, it is strongly advised to have one. A regular gas safety check becomes good practice for ensuring your gas appliances are safe and working correctly.
